Why we built this

Liam Pettersson spent several years in commercial real estate brokerage operations before founding Cremdeal. Working inside a regional CRE firm, he saw the same problem repeating: every brokerage had a CoStar subscription, but almost none had a reliable way to turn that data into the kind of actionable analytics that national firms built for their deal teams.

The observation was straightforward. CBRE and JLL agents show up to negotiations with structured comp sets pulled from proprietary systems. Regional brokerage agents show up with exports from CoStar and manually cleaned spreadsheets — when they have time. The data exists. The analytics layer doesn't.

Cremdeal's mission is to give regional CRE brokerages the same data leverage that national brokerage technology teams have built for their deal teams. Not a replacement for CoStar — a structured analytics layer on top of it, designed for the scale and workflow of an 8 to 40 agent regional firm.

Dallas was the natural starting market. The DFW commercial real estate market has one of the highest concentrations of mid-sized regional brokerages in the US, operates across multiple active submarkets, and has a transaction volume that makes comp data particularly rich and useful. It is also where the founding team has direct market experience.
